Searches - Importance
This could happen to you!

In an effort to keep their costs to a minimum when buying their new home, our clients elected not to use a "Professional" and did their own conveyancing.

Everything went smoothly and it wasn't until a couple of years later after they had moved away from the property and rented it out for investment, that trouble came to light.

The property was situated on a hill and the driveway was on one side of the house which went through to the garage. There was no room for a driveway on the other side of the house and therefore the driveway could not be relocated.

This driveway, our clients thought was an Easement as it was also used by the set of units directly behind our clients' property.

This was not the case.

This land that our clients were using as their driveway, in fact was owned by the Body Corporate for the units immediately behind our clients' property.

The Body Corporate was not in favour of an Access Easement which would benefit our clients.

After a lengthy Court battle and some $20,000.00 in legal costs alone, our clients now have legal access to their property.

So in saving, for example, $1100.00 in legal professional costs and search costs, it actually cost these clients much much more.
